Pro’s Edge Quality Homes Standards:
- Pro's Edge Quality Homes will pull all of the necessary permits for you including the Certificate of Occupancy
- Demolition of existing house including foundation with concrete basement slab floor (if applicable)
- Excavation of cellar hole, add footings and perimeter drain pipes or interior pipe system with a sump basket (reconnect to existing utilities)
- Foundation (10” X 7’10”) walls with (4) vinyl Low E glass with Argon windows including exterior waterproofing of foundation
- Anchor bolts with washer and nuts
- 2” X 8” pressure treated sill plate on a foam sill sealer
- 4” thick heavy duty lally columns with heavy duty top Springfield metal plates
- 2” X 8” fire/draft stop
- House basement 4” fiber mesh concrete slab on a waterproof 6 mil. vapor barrier over crushed stone with a power trowel finish
- Back fill and set final grade
- Complete delivery and set up of Excel Homes modular home with attached garage (if applicable)
- Garage to include doors with openers and remotes and 4” fiber mesh pitched concrete slab over crushed gravel with a power trowel finish (if applicable)
- Garage trim boards to be solid PVC AZEK lineals for garage door (if applicable)
- Bulkhead with metal doors with a fiberglass door with dead bolt or a walk out basement door with a fiberglass door with dead bolt
- Basement complete with; lighting, stairs with railing and insulation
- Merillat Seneca Ridge “Deluxe” kitchen cabinets (have dovetail joint draws, thicker shelving, soft action draws with slide out trays in the base cabinets) and for the bathroom vanities. (upgrade cabinets)
- Windows are double hung with grills and shutters on front of house (upgrade options)
- Windows to have Argon and Low E glass
- 2" X 6" exterior walls 16" O.C., 2" X 4" interior walls 16" O.C., floor joists and roof rafters are also 16" O.C. (upgrade construction standards)
- Floor joist hangers vs. ledger boards (upgrade construction standards)
- 30 year architectural roof shingles (upgrade roof shingles)
- 7/12 roof pitch
- Crane Vinyl Siding - Market Square (upgrade siding)
- All siding will be installed onsite - this is the best way to install the siding
- House will be wrapped with Tyvek over the sheathing
- 8' high smooth ceilings with 5/8" drywall
- Bathroom fans exhaust hoses are attached to vinyl soffit vents installed onsite vs. metal roof vents (which rust out quickly)
- All interior and exterior knobs are lever sets with deadbolts (upgrade knobs with deadbolt locks keyed alike)
- Buderus energy efficient cast iron gas or oil fired forced hot water boiler including a Super Stor indirect domestic hot water tank with all hook ups
- American Standard HVAC system with an Air Bear filtration system (if applicable)
- 200 Amp fuse panel
- Exterior sensor light (will come on automatically when access the front door or garage)
- Exterior spot light for slider (if applicable)
- Front door – 2 coach light fixtures 1 on each side of door
- If a garage – 2 coach light fixtures 1 on each side of door
- Laundry pan with drain and laundry shelf
- A shelf over the washer and dryer (if a laundry cabinet or utility room)
- (3) cable and (3) telephone jacks
- Carbon monoxide detectors on each level
- Refrigerator water line
- Complete plumbing and electrical connections and tested
